How do you find me a good tenant?Once we start management, a rental file is made up. Your property is added to our list of available properties in which your property is also listed on the internet in over a dozen of the top home rental sites and other advertising methods. We provide a quality tenant guarantee, which means our application process is detailed. Once a tenant passed our application, we will bring forth the qualified tenants to you for final decision.

What type of reporting do I receive?We ensure all owners have access 24/7 through our platform called Buildium. You will receive monthly financial statements which detail every transaction affecting your property. If there was maintenance done on your property, you can access the maintenance details and even view the invoice. There is also a year to date profit and loss statement which gives you the month to date and year to date totals per category and the net profit month to date and year to date. This makes your tax preparation at the end of the years easy- all your year-to-date totals are neatly arranged. In addition, your funds are electronically deposited into your account by the 15th of each month. No need to go to the bank to deposit your rent checks. You also have an on-line owner portal for fast access to all you statements and copies of bills.

How is rent collected?We at Grow, have fair but firm rent collection policies. Like most leases, our rent is due on the first of each month. If we don't receive the rent three days after it is due, we start the eviction process, we take quick action when there is a delinquency. We make paying rent easy for tenants - e-transfer, ePay through Buildiums Resident center, cheque, and direct banking.

How do I get paid each month?Rents are due on the first of each month. If we do not receive payment within three days of it being due, we start the eviction process. We deposit your funds electronically into the bank of your choice. This process is done on the 15th of each month and funds will be in your account the next business day. We will collect the rent, and then at the end of each month, provide you detailed monthly statements showing all the income and expenses.

Do you only manage residential properties?Nope! We handle residential, commercial, mixed-use and even Airbnb/vacation properties.

What is the minimum properties do I need for your services?We do not have a minimum, we service everyone, no matter the number of properties you have!

How do I know what to charge for my rent?Firstly, we ask you what amount you are looking for, from there we look at comparables and guide you in the right direction for rental amounts. If you do not know what amount you would like then we will assess the unit, do some research into the market and provide you with your top rental amount.

What is on the rental application?On the application we ask for general information as well as, personal references, previous residency, employment history, pet information, other financial obligations you may have, your banking info, car information and age etc. We also ask for supplementary information such as proof of employment, a credit check, valid I.D, and proof of income.

What happens at the end of my lease?This is a common question that any landlord receives! Your lease does not automatically end at your 1 year term, so don't stress! After the 1 year term ends, you would be flipped to month to month. However, if you do plan on terminating tenancy at the 1 year mark or afterward, you still are required to give 60 day notice. All these details are provided in your lease if you forget!

How do I end my lease?If your lease is coming to an end and you are looking to move out, then we still require 60 day notice for end of tenancy. If you are looking to end your tenancy before your 1 year fixed lease, this will come with fee's that you would be responsible for. For more information on that situation please reach out.

How do I pay my rent?There are multiple different ways you can pay your rent: Cheque - which can be made payable to Grow Ontario Property Management Inc, please include your name, address, unit number and mail it to P.O Box 906, Burlington, ON L7R 3Y7 ePay - through your Resident Center, to access this log onto your Buildium account. Online Banking - add "Grow Ontario Property Management Inc" as a Payee, please include your tenant account number or unit number, address etc. Cash Payments - not preferred, however we can still accommodate. Please call to make arrangements prior to your rent due date (905-484-4769). E-transfer - made to rent@gopm.ca please include your name, address, and unit number.

We will handle the duty of issuing a 24-hour notice of entry to your tenant in order to fix any maintenance issue required.
